> **What is a production rate in cleaning?**
>
> A production rate is how much area one worker cleans or maintains in an hour, such as 3,000 square feet an hour of routine office cleaning. Dividing the cleanable area by the rate gives labor hours, which drive most of a janitorial or grounds bid price. Rates differ by space type, task and equipment.

## Key facts

- Hours = area ÷ production rate, per visit.
- Restrooms, clinics and corridors clean at very different rates than open offices.
- Industry references such as the ISSA cleaning times give starting points.

## Why it matters for facility-services bids

The wage determination is the same for every bidder, so production rates and supervision decide most of the difference between bids.
